A request for an estimate is a request for a conversation, not an offer to perform construction. Any budget range is preliminary and may change after site review, plans, permits, engineering, allowances, selections and subcontractor pricing.

Aurea Build — Disclosures

What areas does Aurea Build serve?

We work throughout Austin and the surrounding areas of Travis, Williamson and Hays counties. Availability depends on the property, the project scope and current capacity.

What types of projects do you take on?

Residential renovations, investor renovations for flips and buy-and-hold properties, pre-sale make-readies, and the repositioning of homes that have struggled to sell. We do not take on ground-up new construction.

How do I get started?

Submit an estimate request, call 512-745-9657, or email [email protected]. We will discuss your goals and schedule a property walkthrough to understand the scope.

What happens after the property walkthrough?

We prepare a detailed bid outlining the proposed work and the associated costs. Once approved, we establish the project sequence, timeline and key decisions before work begins.

Is the initial estimate a fixed price?

Not necessarily. Early pricing may change as site conditions, final scope, selections, permits and trade costs are confirmed. The approved agreement defines the final scope, price and responsibilities.

Can you work from plans or a scope I already have?

Yes. We can review existing plans, inspection reports, repair lists or scopes of work and identify gaps before pricing and scheduling the project.

How do you manage the project?

We coordinate trades, manage the schedule, oversee quality and keep decisions moving. You get progress updates and photos as the job runs, so you always know what the next decision is and when it is needed.

How are changes handled?

Changes are documented before the work proceeds, including their effect on cost and timing. That keeps decisions visible and avoids surprises at invoicing.

How does project closeout work?

We complete a final walkthrough, identify any remaining items, and confirm the agreed scope has been completed before closing out the project.

What drives the cost of a renovation?

The size of the property tells only part of the story. Existing conditions, project complexity, material selections and the depth of the work have a greater effect on cost than square footage alone.

Are the website images completed Aurea Build projects?

No. The current images are concept studies representing our design direction and standard of finish. They are not photographs of completed Aurea Build projects, and they will be replaced with commissioned project photography as our portfolio develops.
